Construction Summary

from Jeff Fellows, Building & Grounds Manager

Hard hatJanuary 20, 2010

We reached our Capital Campaign goal at the end of 2008, enabling us to begin our much needed building repairs in 2009.

Plans and specifications for roof and masonry repairs were prepared by Bearsch Compeau Knudson Architects & Engineers and sent for bid in March 2009.

W.L. Kline, Inc. was the low bidder on the base contract for the church roof in the amount of $554,000.

Work began on May 27 when scaffolding was erected on the east side of the church. All gutters and sheet metal were removed. Dormer windows were removed and sent to Chapman Stained Glass Co. in Albany for repair and cleaning. The outside frames of the windows were painted and accented with three different colors. These windows were reinstalled after the shingles were completed on both sides of the roof.

Asbestos abatement began on June 23. Up to four layers of shingles were removed, a time-consuming and difficult project. Underlayment plywood was installed for a level and secure base for the new shingles.

Revere copper was used to fabricate the new Yankee gutters & flashing. The fabrication of the gutters, flashing, valleys cap stones were all done by hand.

The roof shingles are a composite slate-look shingle made from recycled synthetic rubber. A random pattern was chosen consisting of a blend of 60% red, 30% tan, and 10% grey. Two rows of snow guards were installed on all sides of the building.

The east side of the building was completed first. Scaffolding was then erected on the west side and work began there. The tower required pointing and the steeple was in great need of repair. Repointing was also done on the gutters, Children’s Chapel, around the front window, and the chimneys,

The shingles on the west and north sides of the church were completed the first week in November. The roof work was complete when the cap stones were covered and the chimney tops protected.

Drainage issues were addressed in a separate contract. Having new, larger downspouts caused us to redesign the drainage system on the east side of the church. A new, larger tank was installed and a larger drain line was placed.

This is the condensed version of almost nine months of intense work. We honored the workers, architects, and contractors at worship on December 6. We are grateful to have completed so much, so well this year!

We all know saying “What goes up must come down.” This Sunday morning you will actually see the church again. The scaffolding on the north and west sides of the church is coming down. You can now see the massive amount of copper and roofing work that has been completed. The only area remaining is the front Children’s Chapel. Contractors will continue working on this area into December.

We have some long awaited news!!! We are making the repairs to the inside of the chapel. Within two weeks the plastering project will be complete and we will install new carpeting that will match the steps and sacristy. We hope to have this work done by December 6. On that date during the 10 a.m. service we will have as our guests the work crew from W. L. Kline Co., and representatives from Bearsch Compeau Knudson on hand to thank them for a job well done. Please plan to be there and help us celebrate. We should all feel very proud of the fruits of our labors. The workers are all very proud of the work that they have accomplished.

The dormer “Trinity” windows were reinstalled earlier this week, after being repaired, releaded and cleaned as part of the capital campaign improvements. Take a minute to admire all the color and the beauty of them in church on Sunday.

RoofMake sure to take a peek outside as well. The main body of the church roof is almost complete. Notice the dormers outside. We accented them with matching colors and they look spectacular. The north side of the church is being worked on now. They will finish the copper gutter work and then start on the shingles.

The boilers have been cleaned and fired up, so you may not need your mittens and heavy coats this week. We will be keeping the church at 62 degrees F during the week and at 68 degrees F on Sunday mornings.

The new security system is up and running. I have given a security code to everyone who has a key. If anyone needs a bit of training to use the security system, please contact me. Instructions areavailable by the Trinity House door panel.

September 3, 2009

It is hard to believe that it is September already.  The leaves will be changing color soon and so will the roof.  The side tower on Oak Street is being worked on now.  By Sunday you will have a good idea of what the rest of the roof will look like.  People from the neighborhood are stopping and commenting on what an improvement it will be.  Maybe it will be like that movie “If we roof it they will come!”  If you have time to stop by during the week or on Sunday morning take a minute to go upstairs to our viewing station over the offices and take a look at the east side church roof.  They started Monday and are up to the dormer (Trinity) windows.  You may notice two rows of shiny copper snow guards about 18” above the edge of the roof.  These should help hold the snow from sliding off the roof.  Everyone from the church that has seen it so far thinks it looks great.  It has been an education to see how everything is being done.  I think having first hand knowledge of how the roof, gutters, and pointing are being done will be a great help for all of us in the future.

Trinity RoofSpeaking of pointing, Nick (the mason) has been up on the lift for nine days so far.  I estimate that he is almost 2/3 done with the steeple.  The steeple was the worst spot and required almost 90% of the mortar to be repaired.  Since you cannot really tell from looking at it from the street, trust me when I tell you it looks so much better.  All of the yankee gutters are complete.  They are finishing the tower roof in order to remove the scaffolding behind it to work on the flat (cricket) roof.  These are areas that you do not even realize are there.  These areas are flat in order to redirect the massive amounts of water that comes down both angles of the roof.

In my last update I told you about the drainage system between the church and the parish house.  We have had more water problems in the HAVEN and are really looking at the check valves as being the problem.  We may need to replace the smaller one that exists with a strategically placed heavy duty valve.  We are still coming up with alternatives to the drainage issue and I will update you as soon as we make some kind of decision.

The work crew is now at five men but will increase a soon as they are finished work at U-E School District.  They will have a couple apprentices and more laborers on the job and the roof will really start taking shape.  They are a great bunch of guys, so keep them in your prayers.
